Downtown Hotel
The Downtown Hotel is an 8 story, 100 room, luxury boutique hotel at 377 Greenwich Street in Manhattan on the site of a former parking lot. Though the lobby will be connected to the adjacent Tribeca Grill, it will also have its own 300 seat restaurant, leading to an arcaded exterior courtyard, and a commercial kitchen below. Below grade there will be a spa complex including treatment rooms, an exercise area, and an indoor pool. On the roof there will be luxury, sky-lit VIP penthouses.The contextual brick facade will have large casement windows with openings proportional to adjacent Tribeca warehouses. The brickwork will be offset by a curved cast iron curtain wall at the corner and multi-story pitched skylights on each end. As a building in a historic district, approval was obtained from the Landmarks Preservation Commission. And, in order to add the additional story not permitted "as of right", the drawings were approved by the Board of Standard and Appeals. Of course, a high profile project of this complexity is designed by multiple architects.
